WHAT DO I PROVIDE AS A BUYERS AGENT?
Buyers Consultation. First is a thorough Buyers Consultation! We sit down (in person or virtual available) and do a detailed consultation on specifically what you want in your next home and go through a buying timeline that details when and how much money you will need at every step in the home buying process.
Find the right property. After determining what you are looking for and what you can afford, I set up a custom search in our MLS and will schedule appointments to tour homes that fit the bill. I will explain the ins and outs of various properties and neighborhoods, to help you decide which home is right for you, by explaining the pros and cons of various options.
Negotiate the offer. I will advise you on an appropriate price to offer and present it to the seller’s agent. Next, I will negotiate on your behalf and write up the contracts for you. This is where my experience in negotiating deals can save you money and help you avoid pitfalls like a fixer-upper that’s more trouble than it’s worth.
Contract to Close. Next I will guide you through inspections, appraisal to full loan approval, and clear to close.
Recommend other professionals. I will also be able to refer you to reliable mortgage brokers, home inspectors, movers, and other real estate professionals. This can also help expedite each step of the process and move you to a successful real estate sale all the faster.
Help overcome setbacks. If the home inspection report or appraisal brings new issues to light, I can advise you on how to proceed with the transaction and then act as a buffer between you and the sellers or their broker. If negotiations become heated or hostile, it’s extremely helpful to have an experienced professional keeping calm and offering productive solutions.
WHAT ABOUT ALL THE CONTRACTS?

If you have ever bought or sold a home, you know that the process involves a lot of paperwork which can be overwhelming and confusing. As your representative, I will help you navigate through the various types of documentation required when buying a home. These include pre-approval letters, disclosure statements, offer letters, inspection reports, appraisal reports, purchase agreements, deeds, title paperwork, mortgage documents, and loan applications. I am here to guide you every step of the way.
HOW MUCH DOES IT COST TO HIRE A BUYER’S AGENT?
With all this service, you are likely wondering how much you will pay for all this attention!
An agent commission averages 2.5% – 3.5% of the home’s sale price.
Often through agent cooperation, the seller will cover the buyer agent commission, which is built into the home's sales price.
If the seller is unwilling to pay the buyer's agent commission, then you would pay the agent commission as a part of your closing costs on closing day.
