HOW I WILL PRICE YOUR HOME COMPETITIVELY?
How much is your home worth? And the stakes are high: If your house is underpriced, it will limit your profits. If overpriced, it will most likely linger on the market and dub buyers dubious of its value. While it may be tempting to work with an agent who says he can fetch a fortune for your home, overpricing may mean your home languishes on the market for months or even years—making buyers wonder if something’s wrong with your home and lowball you anyway.
I am well-versed in the local market and can use that knowledge to determine the fair market value of homes. By running a comparative market analysis, I can determine how much your home is worth based on the price similar houses have recently sold for in your area.
HOW I CAN HELP YOU SELL YOUR HOME?
Once we have determined an asking price for your property, your listing agent will provide you with a comprehensive marketing plan. This detailed plan will include the following:
- Recommendations for home improvements or preparation if necessary. Although these alterations may cost you some money and time, they will increase your chances of a faster sale and higher asking price.
- Hiring a professional photographer who will be able to highlight your home's best features. For luxury homes or homes on acreage, we will also include drone footage!
- Adding your home to the multiple listing service (MLS), where home buyers and their agents can easily view your property and decide if they'd like to come visit for a closer look.
- Advertising your home on all social media and home listing sites, such as Zillow and Realtor.com.
- Coordinating showings with prospective buyers.
HOW I NEGOTIATE WITH BUYERS
Once you get an offer on your home, it’s my job to present it to you and advise if any haggling needs to be done. For instance, many sellers think the highest offer is always the best. Many aspects of an offer can influence its strength, i.e., close date, waived contingencies, loan type and lender, etc. These details can save you tens of thousands of dollars. In addition, I will guide you through the buyer's inspection and appraisal and ensure, to the best of my ability, that your home closes on time!

WHY LIST WITH ME INSTEAD OF FSBO?
In addition to the above reasons, I have access to the The Multiple Listing Service, or MLS, an online database where real estate agents list homes for sale and search for listings for buyers with whom they’re working. If your home is listed on the MLS, it will get more exposure. The more buyers see it, the more likely you’ll sell it faster and at a higher price.
However, only real estate agents can list properties on the MLS. Therefore, if you want as many potential buyers as possible to see your home, you should work with a listing agent.
Statistics show homes listed by real estate agents sell for more. According to the National Association of REALTORS®’ 2019 Profile of Home Buyers and Sellers, the median purchase price of homes sold by real estate agents was $280,000, while the median price of FSBO homes sold was $200,000. Therefore, by using a real estate agent, sellers tend to make $80,000 more on the sale than FSBO sellers. After accounting for agents’ commissions, this profit may drop to $72,000 – $63,000; yet, it’s still greater than what FSBO sellers typically make.
